At previous Smart Student Living summits, a common theme we identified is a growing need for solutions that can both reduce pressure on operational teams while still maintaining a high-quality resident experience. To do so, a solution would require a partnership between an operator and tech systems provider in which all of the operational needs of the housing provider understood an accounted for.

As such, Powerhouse has been shortlisted for its approach to doing this while also embedding AI into everyday operations, demonstrating how collaboration between technology and operators can streamline processes, improve responsiveness, and better support both students and on-site teams.  

Their initiative, "Powerhouse – Where Students Meet AI," represents a shift in student housing operations by moving away from traditional, manual ticketing systems toward an AI-enabled operational layer. By integrating artificial intelligence directly into the tenant app, Powerhouse allows residents to resolve inquiries regarding WiFi, events, maintenance, and contracts through a conversational interface. This collaboration focuses on reducing the friction of daily property management, ensuring that technology serves as a proactive bridge between student needs and operational responses.

In the short term, the primary objective is to automate high-volume, repetitive inquiries to drastically reduce the manual workload for site teams. By utilizing a self-learning AI system that draws from an operator’s specific knowledge base and previous interactions, Powerhouse aims to resolve up to 50% of all student tickets without human intervention. This provides students with instant, 24/7 support—a critical benefit during high-pressure periods like move-in weeks—while ensuring that staff time is reallocated toward more complex case handling and face-to-face resident experience. This immediate efficiency gain demonstrates how smart technology can stabilize operations in large-scale portfolios generating tens of thousands of inquiries annually.

Looking toward the future, the long-term goal is to establish an AI-driven infrastructure that functions with contextual accuracy across thousands of residential units. Powerhouse envisions a model where AI is not merely a "smarter helpdesk" but a fundamental component of the building’s operational fabric, capable of interacting directly with various management systems. By proving the scalability of this autonomous support layer, the initiative seeks to redefine the industry standard for student housing efficiency and resident satisfaction. Ultimately, the vision is to create a seamless, technology-first living environment where routine administrative hurdles are eliminated, allowing both students and operators to focus on community and personal growth.
