A vision for student well-being
At UXCO Group, we believe that student housing should go beyond accommodation. Our mission is to create living environments that foster well-being, social connection, and personal growth. By integrating high-quality standards into our residences, we ensure that students have access to spaces designed to support both their academic and personal success.
Our commitment to well-being is reflected in our focus on environmental performance, health-conscious design, and innovative living experiences. As part of this approach, UXCO Group actively seeks certifications that allow us to further enhance our commitment to student well-being, ensuring continuous improvement in the quality of our residences.
A milestone for student housing in France
Ecla Paris-Villejuif, developed and operated by UXCO Group (through its structure Océanis Promotion), has become the first student residence in France to achieve the WELL Performance Rating, a certification awarded by the International WELL Building Institute (IWBI). This distinction sets a new standard for Purpose-Built Student Accommodation (PBSA), emphasizing health, comfort, and sustainability in student housing.
With student housing evolving beyond mere accommodation, this achievement highlights the growing importance of designing living environments that support academic success and overall well-being.

Why the WELL Performance Rating Matters
Today, people spend nearly 90% of their time indoors*, making the built environment a crucial determinant of health and happiness. The WELL Performance Rating is based on scientific research that assesses how buildings influence the physical and mental well-being of their occupants. At Ecla Paris-Villejuif, this certification underscores a data-driven, people-centered approach to student housing.
This certification evaluates key aspects of the living environment, including:
- Indoor air quality & thermal comfort – Reducing airborne contaminants and optimizing room temperatures for a healthier living space.
- Water quality management – Ensuring safe hydration through high water standards.
- Light measurements – Creating well-lit spaces that support productivity, focus, and sleep.
- Acoustic performance – Minimizing background noise to enhance concentration and relaxation.
- Environmental monitoring – Leveraging real-time data to assess and improve living conditions.
- Occupant experience – Gathering resident feedback to refine and enhance student living environments.
Achieving this rating represents a significant step forward for the PBSA sector, demonstrating a tangible commitment to health-conscious, high-quality living spaces.
A student residence designed for well-being
At Ecla Paris-Villejuif, student well-being is central to the residence’s design. Developed by Océanis Promotion with a focus on "Care", every element of the living experience has been crafted to foster comfort and personal growth. Through a collaboration with Think Tank 'Les Murs ont des Idées' and architectural firm Studio Chantal Peyrat, two unique design approaches were implemented:
- Active Design Atmosphere: Encouraging movement and wellness through ergonomic furniture, including exercise balls instead of chairs and standing desks.
- MA Atmosphere: Inspired by Japanese principles of minimalism and harmony, these spaces prioritize organization, flexibility, and mental clarity.
In addition, green spaces are an integral part of the residence, with over 100 trees planted, a green façade, a landscaped patio, and multiple terraces, fostering a sense of tranquility amidst urban life. Residents also have access to fitness areas, yoga spaces, and a sauna—offering a holistic approach to student well-being.

Beyond certification: a commitment to student success
The WELL Performance Rating at Ecla Paris-Villejuif reflects a broader commitment to student well-being. As part of UXCO Group’s long-term vision for student housing, this initiative aligns with the evolving expectations of students seeking high-quality living environments that promote both academic and personal success.
“Obtaining the WELL Performance Rating for Ecla Paris-Villejuif marks an important milestone in student housing. At UXCO Group, we believe that well-being and environmental performance should be at the core of living spaces, aligning with the expectations of today’s students while addressing societal and ecological challenges.” – Maël Aoustin, CEO of UXCO Group
This initiative also supports a broader sustainability and community-focused approach, built around three key pillars:
- Sustainability – Creating eco-friendly residences with measurable environmental impact.
- Community & Well-being – Designing spaces that encourage social connection and personal growth.
- Urban Integration – Developing residences that are open to and engaged with their surrounding neighborhoods.
Paving the way for the future of student housing
As the first student residence in France to achieve the WELL Performance Rating, Ecla Paris-Villejuif serves as a model for the next generation of student housing. The residence is a testament to UXCO Group’s vision of integrating well-being and environmental performance into housing solutions, offering students an optimized living experience that supports their success.
This achievement reinforces the importance of setting new benchmarks for student housing, ensuring that well-being remains a priority.
